Do you have a question or want to share an idea about making money through real estate in the Philippines? Please use the form below.

People need housing or shelter, one of the basic human needs. In most places, including the Philippines, this measures one’s standard of living.

This is true even in a crisis. And it is a good investment because its value goes up over time.

Buy and sell provides quick cash for beginners. You can switch later on to earning passive income.

Imagine the monthly rent earned by owners of so many apartment units. You earn money the moment renters make down payments!

How to invest in real estate with no money down

Start with the list of foreclosed properties of banks. Check those properties based on the needs of your buyer. Is the buyer looking for condos in Makati, or apartments and houses in other areas of the Philippines? How about Manila condo?

Pick properties from the list and close the deal with the bank. Banks usually give lead time for your down payment. This gives you enough time to close the sale with your buyer. You control how much profit you can make here. You will pay the bank with the buyer’s payments!

This is a win-win situation. The bank gets money for the sale of its idle asset. You make a profit by selling it. Your buyer gets the property at a discount, possibly less than the list price of the bank.

You acquire a foreclosed property from a bank and arrange for a payment of 10 years or so. Factor in repairs or maintenance work if needed. The key here is buying low or at a discount so you have room to make money.

This requires money for down payment to the bank and repairs. If you have the money you can finance it. Or ask around for real estate investor loans. You get a loan for the down payment and repairs until you close the deal with tenant buyers.

You can set the down and monthly payments of tenant buyers higher than what you will pay the bank. Again, you control how much money you can make! You can also set how long the buyers would pay. That is passive income.

But this is not easy. Learn more from books and other sources and find a mentor for this real estate business in the Philippines.
